Families from Washington, DC, who are planning private parties often want a setting with clear space options, on-site parking, and room to gather comfortably. We're located in Keymar, Maryland, in Carroll County, just minutes from Frederick County, and Washington, DC, is one of the areas we serve. When families from the DC area first contact us, we walk them through the room options, access structure, food and beverage rules, and available add-on spaces so they can make a clear decision before they visit.
Here's what we want DC area families to understand before booking a private party with us.
What DC Families Discover When Planning Private Parties at Bowling Brook Mansion
We renovated Bowling Brook Mansion from a farmhouse into a mansion in 1872 and have since fully restored it with elegant finishes while maintaining the original historic detail throughout. The ornate woodwork and chandeliers inside the mansion are details that took decades to develop, and they give every private party we host here a character that feels genuinely different from a standard event space.
What we find matters most to families before they book is understanding the practical side of how private parties work here, the spaces, the food policy, the access structure, and what requires an additional conversation.
Space Options for Private Parties That Scale to Your Guest Count
When we talk to families planning a private party, the first question we always ask is about the guest count. The room needs to fit the group, and we have several configurations that work for different sizes.
Our State Room is 1,265 square feet and holds up to 80 guests, depending on your seating configuration. For a smaller guest list, this room provides families with a dedicated indoor space for seating, food, gifts, and conversation. We include round guest tables, Chiavari chairs, banquet tables for food or gift displays, and eight high-top bar tables. Set up and breakdown of all tables and chairs are included with the room.
For larger groups, our Ballroom at 1,835 square feet holds up to 150 guests. If your celebration is closer to 200, we can combine both rooms to give you 3,100 square feet with space for dining and a dance floor. The actual dance floor size depends on your final table count, so we encourage families to work that out before we finalize the layout together.
Our Rooftop Patio is a 2,000-square-foot, lighted space that overlooks the grounds. We offer it as an add-on to either room for cocktail hours or open-air mingling. It is not available as a rental by itself. Both our ballroom and mansion have central heat and air conditioning, which keeps guests comfortable across different seasons. We have on-site private parking available.

How We Handle Food and Beverages for Private Parties
One of the first things we tell families from the DC area is that our food and beverage policy for private parties gives them real flexibility. Most private events with us can bring their own food and soft beverages, except alcohol. We don't require a specific caterer for most private events, and if families prefer to work with a professional catering team, we can connect them with our approved catering partners upon request.
What we do require is that all bar and alcohol services go through us directly. We hold a Maryland liquor license, and outside alcohol is not permitted at Bowling Brook Mansion under any circumstances. If bar service is part of your plan, we need that conversation to happen during your initial booking discussion so we can arrange it properly before your event date. Your group is also responsible for the setup and removal of any food and personal items you bring in, and that time needs to fit inside your contracted access window.
Private Event Access Is Based on Your Contract
We give corporate and private events exclusive access to the mansion for the event hours we negotiate together in the contract. We want to be clear that we don't hold the full day automatically for private events. Your setup window, the event itself, and cleanup all need to fit within the hours in your contract. For DC area families whose decorators or food setup teams need lead time before guests arrive, we encourage that conversation early so we can build the right window into your contract from the start.
We don't include a venue coordinator or staff in the standard private event package, but we can arrange that for an additional cost. We also don't automatically include first-floor mansion access with private party packages. If having guests move through the historic interior is part of your vision for the event, that is available as an additional charge and needs to be confirmed and written into your contract before your event date.
We also ask that guests who are not spending the night leave the property when the event ends.
Conclusion
For families from Washington, DC planning a private party, we offer a historic mansion setting, defined space options, on-site parking, and a private event structure built around your contracted hours. We'd love to walk you through the spaces in person and answer the questions that matter most for families coming from outside the area.
